Gorwel Newydd

This five storey development was a design and build project, constructed on a challenging sea-front location where augered piles were required. A substantial Steel Frame was erected and the external envelope consisted of masonry walls, rainscreen cladding and rendered panels. The roof consists of various levels of flat roofing and parapet systems with fall arrest kits built into the roof structure. The project has a basement car park with an automatic entry gate system and 25 parking spaces and 10 buggy spaces with power units for charging. There is an area for refuse and compaction facilities for easier waste removal. Intermediate floors were pre-cast concrete hollow rib planks with a liquid applied screed finish.


Mechanical Installation consisted of twelve boilers located in a vented rooftop plant room feeding the heat exchangers in each apartment. The metering system uses state of the art digital pulse system which can be read from 1 central computer and distributed to tenants without the necessity for meters for each apartment. A Sprinkler System was installed running from an independent water supply. Drainage is discharged through cast iron pipes and runs into the main foul system. Surface water runs through concealed pipes discharging into a filtration tank prior to flowing into the main drainage system.


Electrical Installation includes an automatic Fire Alarm System, Warden Call with pendants, 2 Passenger Lifts, including an evacuation lift by the main stairs. An external goods delivery scissor lift for ease of loading and offloading and a dumb waiter lift between the commercial kitchen and ground floor. The building has 24hr security using fobs for secure access.  All lobby and corridor doors have fob and speech module activation including image recognition from the individual apartments via the television screen.


The scheme has 3 garden areas with raised rear access and planting schemes which are fully compliant to DDA regulations, the perimeter is wheelchair friendly with level access.  Externally lit via wall and floor mounted flush lighting, we took advantage of this type of lighting to make a feature of the main entrance ramp. All access rails and hand railing are of warm touch materials. This scheme provided self sufficient apartments and there is also a large communal and commercial kitchen which are fully staffed, there are also communal lounge areas on all floors and communal dining areas along with  separate assisted bathrooms on first and third floors.
